What is an EPC?

An EPC is a multi page document (usually 4 pages in length), the most important ingredients of which are the two graphs - the Energy Efficiency Rating (EER) and the Energy Impact Rating (EIR). Both these graphs show how well the property performs on a scale A - G. The EER is based on fuel costs: the higher the rating (A being highest), the lower the fuel bills. The EER is based on carbon dioxide emissions: the higher the rating, the less the environmental impact. Other imp ortant aspects are the section on recommendations for improvement (eg replacing the boiler with a more efficient model, installing double glazing and so on), the summary of energy performance related features and some general advice on reducing environmental impact (eg making sure your hot water is not too hot - 60°C is suggested).

When is it needed?

As soon as you put your property on the market to let. It needs to be available for prospective tenants to view and a copy must be given to the new tenant before they sign a tenancy agreement.

Where do I get hold of an EPC?

EPCs are produced by qualified and accredited Domestic Energy Assessors (DEAs). Chard has its own in-house DEA20(click here to email him if you want more information).

How long does an EPC last?

Ten years.

What happens if I don't get an EPC?

We will not be able to market your property (if it is marketed without an EPC, you could be fined £200).

Do I have to implement the recommendations?

No, these are not mandator y.

If my property has a low rating, will that effect my chances of letting it?

There are several important points to make here. Firstly, it's not a question of pass or fail with EPCs, just whether you have one or not. Secondly, the average score for both graphs across the UK is D. Thirdly, if you have a property in a Victorian house (as most of our properties are), the chances are it will have a D rating or lower, no matter how efficient the boiler - this is because it is highly likely there is no insulation on/in the walls and because the volume of space to be heated is large on account of the high ceilings. Finally, it is just too early to conclude what effect EPCs will have on "let-ability". So, the answer to the question is almost certainly: "No".

How much does it cost?

While there are differing rates in the market, we charge £100 + VAT which is neither the cheapest nor the most expensive.

Is there a reduction is cost for multiple

If you have a large number of very similar properties at the same location and all to be put on the market at the same time (so that it's just one trip for the DEA) then, yes, we will be in a position to discuss a reduced cost.
