Fulham Beach, SW10

This was untill recently a dreary stretch of the Fulham Road, somewhat at odds with the large and expensive houses running north and south off the main drag and of which few, for London at least, have been carved into flats.

That's all changed now!

The area is loosely defined as a strip along the Fulham Road from Finborough Road to Drayton Gardens. Or Elm Park Gardens. In fact no-one’s really sure. Like many other things in the London property  market, “Fulham Beach” is a term coined by either local estate agents, residents or businesses –  conspiracy theories aside; it’s a great place for a coffee or lunch, whether you are living in one of the neighboring streets or stopping off at the landmark Chelsea and Westminster Hospital at the western end of this particular stretch of the Fulham Road towards Edith Grove.

Nearby streets include Finborough Road, Redcliffe Gardens, Edith Grove and Gunter Grove that comprise the north south thoroughfares for a lot of congestion charge avoiding through traffic in this section of west London. Most of the properties on these streets are now flats converted from the original Victorian houses and offer great value, coparitively speaking, than other “quieter” streets. Fortunately double glazing and most developers having located bedrooms at the rear means these properties make great homes for young professionals and are in constant demand.

At the eastern end of the stretch is a delightful enclave around Elm Park Road and Elm Park Gardens where there are some excellent local restaurants. You’ll find a number of family houses with gardens here too, as well as Elm Park Mansions which has a scholarly air and offers numerous substantially built mansion flats – especially popular with professional tenants.

Other streets such as Hollywood Road, Redcliffe Road, Gilston Road, and Limerston Street, Netherton Grove and Callow Street contain both family houses and converted flats. These streets attract premium prices for both sale and rental, with everything – cafes, bars, shops - on your doorstep, there are few better places to live in London.
